Step 5-Invite your friends or current clients to
stop by. This is a great way to remind your friends
that you are in the real estate business, ask for referrals and
get some traffic. You can have your current clients come over
for the same reasons plus it gives you a chance to keep an eye
on them.
Step 6- Call for sale by owners on your way to the
open house. If you don't like calling by owners this
may be the easiest call you ever make. You call the by owners
and invite them to your open house so they can see the
competition. How tough is that? You don't want to come over now
because you are getting ready for your open house. What do you
want? You'd love to meet them and hear about their house if
they come over. If they are having an open house, maybe you
could compare notes on what happened. This is a very
non-threatening way to start to establish rapport with by
owners.
Step 7- Call your for sale by owners to follow
up. Call them on your way home from the open house or
that night-don't wait until the next day or send them a note.
This is the time where by owners can be very vulnerable. They
are most optimistic going into the open house day. If they did
not have success that means that they more than likely to talk
to you. How did it go? Listen. Ask them what they did to get
traffic? You may pick up ideas or offer some. Get permission to
see them, contact them or send them something. Say thank you.
If you feel they are worth pursuing, write out a quick plan of
how you are going to proceed.
Step 8- Follow up with your open house
visitors. If you had new prospects visit, call them
the night of the open house. Don't wait until the next day.
What do you think they are talking about at dinner? Every other
agent in town is going to send them a nice note the next day
with possible listings. When you call them close for an
appointment. Point out that if they were at other open houses,
other agents may be sending them listings, you will have access
to them through the MLS but feel free to bring the information
with them when you get together.
Step 9- Follow up with your friends and
clients. Thank them again for coming or tell them what
happened at the open house if they didn't come. This is an
opportunity to make a non-threatening contact to reinforce what
you are doing. Ask for referrals.
