A powerful word that should be in your real estate vocabulary is the word positioning.

Inventories are building all over the country. Sellers all over the country still think that their home should sell in five days because their neighbors house sold in ten days last year and theirs is much better. Does that sound familiar? Sellers need to be aware of how they are positioned in today's market.

I like the word positioning because it has the ring of authenticity to it. It is a word that sounds like it would be used by a professional. It is also one of the keys to getting properties sold.

How would you use the word positioning? You can let the seller know that there are x number of competing homes for sale and all but two are priced under them. This home would be positioned poorly for price.

Positioning goes hand in hand with the absorption rate, which basically tells you the rate that homes are selling versus the number of homes on the market. Today, what goes on around a property especially in terms of its competition is very, very important. You have to use statistics to back up your point. Your real estate marketing also positions the property you are selling in front of the public. Your job is to convince the seller that you will do everything you can to put the property in front of as many buyers as you possibly can and do it better than your competition. You will do your job with your marketing plan to position the property so that any potential buyer will be aware of the property.

The reality of today's market is that all the real estate marketing in the world can only do so much. Today price is a big factor. We are in a market with big supply and shrinking demand.

So use the word positioning. Sound like a professional. Your marketing will position the property so any potential buyer will be aware of the property. The price that is set on the property has to position the property to be attractive to today's picky buyers. A well positioned listing usually ends up a sold listing.
