Add Investors To Your Marketing Mix
As the market has been trending down, rents and
interest rates have been edging up in a lot of areas
around the country. These conditions a ripe for some prudent
investors. This might be a good time to turn some of your real
estate marketing efforts toward investors both as sellers and
buyers.
A great way to find investors is to look at the tax
records. The records are available through some
multiple listing services. More and more municipalities and
county governments are putting the tax records on line.
Look at current investors as both buyers and
sellers.
As buyers they understand the risks
and rewards of investment properties already. Rents may bring
better returns than many investments right now. Investors are
always looking for bargains and there are plenty of them right
now.
As sellers, many investors are nervous
about current conditions and might be more likely to sell at a
reasonable price since they are not as attached to an
investment property at they may be to their home.
Since they usually don't live in the properties they own,
they have fewer agents focusing their real estate marketing
efforts toward them. Often they take a more business like
approach to real estate than the average client. There is a
good possibility they have more money than the average
buyer.
Investors love market stats. Information about recent sales
in the area they own is also very popular with them. If you
have recent rent information, they find that useful.
Another way to identify with investors, is
to become one yourself. For years, I would bring my records
into Vince my tax guy, who after looking at my stock market
losses, would tell me to invest into something I knew- real
estate. It was great advice. Why not own more real estate? It
gives you more credibility with investors as well as with every
day buyers and sellers. Owning real estate is good for you.
Current market conditions may present unique opportunities to
get into real estate.
Fortunes have been made by doing the opposite of what the
general public does. Think if you had sold stocks during the
last boom. Is this one of those opportunity times to buy real
